Manufactured Homes

 

Manufactured Homes include single wide, double wide "trailers" and modular homes constructed off-site and then placed on a lot. All three of these types of dwellings are permitted in the township if they meet all the conditions required by Zoning Resolution. 

 

A new installation of a permanently sited manufactured home must meet the requirements as defined in Ohio Revised Code 519.212 and subject to the requirements and limitations of Jackson Township applying to residential use including minimum lot size, lot width and off-street parking.

 

The manufactured home must be placed on a visible, permanent foundation which must be comparable in appearance with site built housing that has been or may be constructed on adjacent or nearby locations.  Manufactured homes must have a minimum usable floor area of one thousand (1,000) square feet excluding garage, deck, unenclosed porch or basement.   

 

A manufactured home must be located on the lot so that the portion of the home nearest the street on which it fronts measures at least thirty-four (34) feet in total dimension parallel to the street.  This would include any additions to the main body of the home such as garages, carports, utility or recreation rooms, etc. Minimum building lot size without public sewers in Jackson Township is one acre.

 

Wheels, axles and metal frames must be screened from the bottom of the manufactured home to the ground by a concrete or masonry wall.  This wall must be installed prior to the occupancy of the home. 

 

If a manufactured home is removed for more than twenty-four (24) months, all foundation and block walls above ground are to be removed and restored to original grade.

 

Manufactured homes in existence before 1972 (when the Jackson Township Zoning Resolution was adapted) are exempt from these regulations.

 

If an existing manufactured home has less than 1000 square feet of living space and is destroyed by any means to the extent of more than 50 percent (50%) of the cost of replacement, exclusive of the foundation, it will not be permitted to be rebuilt unless it conforms to all current regulations of the Jackson Township Zoning Resolution.

 

Should a non-conforming manufactured home be abandoned or unused for more than two (2) years, it may not be occupied again unless it is upgraded to meet all the regulations of the Zoning Resolution.
